Additional information for home owners wishing to market their property as a holiday home

Hillcross Estates Ltd markets and manages properties using the name Hillcross Holiday Homes in around the Whitstable area, and properties abroad which are owned by Whitstable residents. Hillcross Holiday Homes deal with unique houses and provide a personal and individual approach to ensure that the customer; and therefore the owner are getting the maximum potential from their holiday let.

Services


Our team at Hillcross estates has a local background, and personal knowledge of each property. This ensures they are marketed to their full potential and therefore occupied as often as possible getting the maximum income for the owner. We offer a flexible and full range of options, from simply agency to full management, tailoring our services to suit you the homeowner with as much or as little involvement as you wish. We are also happy to work alongside other agents, you can book weeks for your own holiday, and if you wish you can have longer term tenants over the winter months.

Our property manager Deborah Mylcrist will arrange to view your property to advise its suitability as a holiday home, with no obligation and at no cost. She will be able to offer advice, and assist you in preparing the house to meet the holiday makers’ expectations. She can advise on details such as furnishings and extras, and will help you with your legal obligations. Deborah will go through the details and the process of renting your house as a holiday home and advise you on income.

Our services include marketing, answering questions on the property, bookings, processing payments, meeting and dealing with customers, arranging key pick ups, dealing with problems or complaints, cleaning, laundry collection, gardening, babysitting, helping you with any problems you may have, advising you on how the property could be improved, marketing and sending payments to you with monthly accounts. We also work closely with Mylcrist Builders so that if you are converting a property into a holiday house, or your house needs maintenance or repair Mylcrist Builders can provide free advice and a competitive quote for the work.

Marketing


The holiday homes are marketed through a number of methods depending on the property and their target market. All have their own page on our website showing photos, floor plans and giving full details; we also advertise individual properties and these appear in local publications and are included under keyword searches on Google. We also direct our web marketing to some specific countries overseas.

Bookings


We operate an online calendar allowing customers to see when the property is available and for you to see when it is booked. Our office is open for telephone enquiries during office hours 8am-5.30pm Monday to Friday and customers can make online enquiries or bookings during evenings and weekends. We like to get to know our customers and are happy to discuss the properties and options with them. Two members of our staff speak Italian and German. When a booking is made we will send you a confirmation email, or if it is short notice we will telephone you as well to check availability. The customer will be sent all the information regarding the property over email or in the post; we shall make arrangements for the keys. If there is a cancellation we will do our best to re let the property, see also a cop of our booking conditions and Information for guests. Once a month the money, (minus our commission) will be automatically transferred into your account using BACS transfer and a statement sent to you in the post.

Your holiday house


A successful holiday house in Whitstable will be beautifully presented and at a price that reflects the facilities it offers. The house will need to be clean and detailed; you might want to think about what you can do to make the property unique- if it will take pets and who it will be marketed towards? Is it a quiet retreat, a family house or a lively apartment near the heart of town? You should aim to make it as easy as possible for the customer, with things like cleaning and linen included in the price, child friendly facilities for families, toys for the children, board games for a rainy day; see also our recommended minimum inventory, and consider leaving a welcome gift such as a bottle of wine.

Legal Issues


As an owner you will need Property Owners Liability Insurance cover, the amount will be determined by the size of the property. To protect the house, you, and the customer there is legislation in place covering:
• Gas Safety
• Furniture and Furnishings Fire Safety
• Electrical Equipment
• Disability and Discrimination
• Fire regulations

For example you should install smoke detectors, fire extinguishers or fire blankets, have the electrical system tested or Gas system certified, just another benefit is that we can arrange all this for you through our partner company Mylcrist Builders.
